We are currently seeking a Preconstruction Manager to join our Preconstruction group in our Lakewood CO office where you can enhance and expand your career in estimating and preconstruction management.
 
Position Description
Provides project team leadership and has overall and bottom line responsibility for the success of preconstruction projects. Is also actively involved in lead generation, proposal preparation and presentation, and client relationship maintenance. Responsible for all aspects of a project from project inception to construction start.
 
Qualifications
  • 5 years of experience in preconstruction, construction and/or a related industry
  • A bachelor’s degree in construction management or related engineering or architectural program
  • Familiarity and demonstrated experience with multiple forms of collaborative project delivery, including design-build methods and hard bid
  • Experience with all phases of design from conceptual documents to final drawings and specifications
  • Experience in one or more of the following markets: Senior Living, Higher Education/Municipal, Healthcare, Affordable Housing or Office

Responsibilities

  • Provides Project Leadership for projects from project pursuit through signing of the construction contract
    • Coordination of all Pinkard project team members, including Construction Manager, Risk Manager, Field Safety Manager, Project Manager, Superintendent, Project Engineers and Self-Performance
    • Coordination between owner, architect and Pinkard
    • Proactive and uses expertise to anticipate all project impacts
    • Provide solutions to all anticipated project problems
    • Documented communication
      • Defining roles and responsibilities
      • Project partnering expectations
      • Administration procedures
      • Face-to-face meeting organization and management
      • Decision making governance and timeframes
  • Represents and conducts Pinkard Preconstruction as a Professional Service to the industry
    • Issues / ensures execution of preconstruction agreement prior to work
    • Timely billings per preconstruction agreement
    • Hold all parties accountable to agreement, including Pinkard
    • Prepare and review Pinkard internal monthly reports with project team
  • Provides Project Management throughout the preconstruction process
    • Creates project schedule working backwards from anticipated start of construction
    • Discovers requirements of all parties (Pinkard, Architect, Owner, City, Etc) to start the project
    • Develops and updates the schedule throughout the preconstruction timeline
    • Holds all parties accountable for schedule
  • Provides Budget Certainty from initial conception to final contract pricing
    • Responsible for all estimates to the team throughout the design process including:
      • Conceptual 
      • Schematic
      • Design Development
      • GMP Documents
      • Construction Documents
      • Interim update budgets / Cost Analysis Reports / Value Engineering
    • Responsible for all Pinkard costs associated with projects including:
      • General Conditions
      • Cost of Work (PCC Equipment, Labor and Materials)
      • Self-Performance
      • Contingencies
    • Provides Design Management
      • Define the project scope and quality
      • Identification of any holes or contingencies
      • Identify any design changes or impacts
      • Value engineering ideas
    • Responsible for all aspects of the estimate process, including but not limited to:
      • Quantity takeoff (OST)
      • Creation of conceptual estimates (CE Template)
      • Subcontractor lists / pre-qualifications (SmartBidNet)
      • Advertising for subcontractor bids (SmartBidNet)
      • Preparation of bid packages (Bid Tabs)
      • Receive, tabulate and review bids (Bid Tabs)
      • Recommendations for award (Bid Tabs)
      • Clarifications / Allowances / Alternates to contract
      • Project operations interface (Viewpoint) 
  • Is actively involved in Business Development including:
    • Strike team member
    • Client relationship maintenance
    • Lead generation
    • Proposal preparation and presentation
  • Provides input on the Constructability of design documents including identifying:
    • Document discrepancies / clash detection
    • Lead time impacts
    • High risk elements
    • Prefabrication options / creativity
    • Realistic project schedule
    • Knowledge of all site and logistical issues
    • Environmental assessment
    • Planning for equipment and FF&E installation
    • Site planning, layout, acquisition and zoning
    • Solicits third party reviews for building envelope evaluations
  • Provides direct management and oversight, performance evaluation and feedback, training, and career development support for direct reports
