Pinkard Completes Benedict Park Place Block 4b Ahead of Schedule for Denver Housing Authority

Denver, CA - Pinkard Construction Company has completed construction of the new, $16.2 million Benedict Park Place Block 4b in downtown Denver. The two-building, mixed-income residential apartments in the Park Avenue West/24th Avenue neighborhood were completed two weeks ahead of schedule.

Benedict Park Place Block 4b is the fourth phase of a nine-phase affordable and mixed-income development in Park Avenue by The Housing Authority of the City and County of Denver (DHA). Ryan Tobin, Development Program Manager for DHA noted that “Block 4B has proven to be yet another successful effort on the Park Avenue HOPE VI project, and has been instrumental in the completion of much needed infrastructure and connectivity to this once isolated site. The Block 4B project also helps define the neighborhood and create a sense of place that the residents of our community can identify with and call home. It provides great opportunity for people to live, work and play downtown.”

Benedict Park Place Block 4b’s two buildings are four-story, wood-framed/load bearing CMU structures. Building 1 is 89,676 square feet and 55 units with surface parking. Building 2 is 48,471 square feet and 34 units with under-building parking. Both buildings are heated by hydronic fan coils fueled from a single, central boiler unit.

Pinkard is also performing $2 million in infrastructure improvements at the site. The work includes demolition/installation of new water, sanitary sewer, and storm sewer main lines. A new Stormtech® Subsurface Stormwater Management™ system eliminated the need for a detention pond and allowed DHA to provide additional green space for the residents. It was also the first commercial use of the system within the City and County of Denver.

Pinkard worked with in situ DESIGN architects to provide complete construction management/general contracting services. Project funding was partially provided by the Department of Housing and Urban Development’s (HUD) Hope VI program.
