Lakewood, Colorado — Construction Manager/General Contractor Pinkard Construction Company, with Lantz-Boggio Architects, has just completed a six-month preconstruction process in preparation for the fully occupied renovation of Highland West and South Senior Apartments in Wheat Ridge.

As a part of its preconstruction services, Pinkard provided cost/benefit analyses to enable owner United Presbyterian Association to maximize cash flow by balancing occupancy requirements with construction duration.

The Highland properties, located at 38th and Kendall Street in Wheat Ridge, include Highland West, a 12-story cast-in-place structure with 120 units. Highland South is a 5.5 acre campus with three three-story, wood framed structures totalling 117 units. The Highland West property is considered to be the only high rise structure in the City of Wheat Ridge.

Construction is expected to start in April 2014 following final HUD funding approval. Scope of work on the Highland West high rise includes an interior remodel with MEP upgrades and retrofits of exterior patio glass on all 12 floors. Highland South scope of work is for the addition of fire sprinkler systems.
