ARVADA, COLORADO — Construction Manager/General Contractor Pinkard Construction Company has been awarded the renovation of Marcella Manor, a 206-unit, senior designated, Section 8 apartment community owned by Arvada Preservation Partners LP, a partnership structured by Security Properties of Seattle, WA.
The project is a substantial renovation of a five story property constructed in 1977 that will address deferred maintenance, obsolescence, and community improvements. Scope of work includes: elevator modernization and repair, common area and corridor updates, unit finish and fixture upgrades, ADA modifications, HVAC replacement, site work to correct drainage issues, window replacement, energy and water efficiency upgrades, a new Hardiplank® and Hardipanel®/rainscreen skin system.
The facility’s 11 ADA-units are getting a complete gut and renovation, while the other 195 units are receiving new cabinets, floors, appliances, toilets and energy efficient faucets. The 195 units are being done six units at a time with a three-day turnaround, with residents leaving their units during the day and returning at night to fully functional units.
Pinkard Construction also provided pre-construction services in coordination with the EJ Architecture who provided the design.
Financing includes 4% Low Income Housing Tax Credits and tax-exempt financing provided by Freddie Mac under its Targeted Affordable Housing TEL program and arranged by Citi Community Capital.
