This design-build project was a group of major additions/remodels to a full-service health care facility housing approximately 500 elderly citizens. 
 

Health Care Center

This was a 76-room, 108-bed, skilled nursing facility with a secure Alzheimer’s wing. Lantz-Boggio Architects designed the facility around four, two-story “houses,” each of which has its own dining room, living room and common bathing facility. The facility has full nurse-call and a security system with specially designed wander-control functions. Connecting every two houses is a warming kitchen, nurses’ station and a specialized room for health care.
 
Secure common areas include a living room, aviary, craft rooms, beauty parlor and outdoor decks. The exterior has sloped green asphalt shingle roofs, faux stone and synthetic stucco upper walls.
 
The building is 146,000 sf on two floors. There is one level of post-tensioned concrete at grade and two stories of steel bearing studs above. The bearing walls were prefabricated off site and put in place as panels.
 
The second floor has light-gauge, steel C-studs with metal deck and concrete fill. The prefabricated steel roof trusses were assembled on the ground in full-house sections and “flown” into place by a tower crane. A one level, below grade, post-tensioned parking garage includes the main service corridor.
 
Frasier South
Frasier South was the addition of 80,000 sf of independent living units on four stories above and below grade. The 34 high-end finish units were sold as individually-owned condominiums. There is one level of secure parking below-grade and a common lounge/meeting area on the top floor. The structure is post-tensioned concrete chosen to allow the new floor-to-floor height to match the height of the existing facility.
 

Frasier East

An additional four independent living units totalling 5,000 sf were added on two floors of an existing east wing. These units, known as Frasier East, are similar to Frasier South in finish level and systems. Average unit size is approximately 1200 sf. 
 

Town Center

The addition to and remodel of Frasier’s social center includes a meeting area, coffee/snack bar, ice cream parlor, art corridor, exterior patio, post office, therapy pool, exercise area, aerobics area, locker rooms, massage/therapy rooms and a new commercial laundry and trash facility. The addition is steel frame and bar joist with steel stud walls covered with both faux stone or synthetic stucco.
