Sunny Vista is a new 89,000 sf skilled nursing facility located across the street from the main Sunny Vista Living Center campus. The new facility offers private rooms for short-term rehab or long-term custodial care.
The main level features a dramatic two-story living room trimmed with ornate hand railings and a large fireplace. Other amenities include living rooms, communal dining, a therapy room and gym, chapel, salon, conference room, three elevated outdoor patios, a multi-purpose room, two 270-gallon aquariums and aviary. All units and public toilets are furnished with a full-featured nurse call system. Medical charting will be accomplished electronically using tablet kiosks located throughout the corridors of each wing.
The garden-level basement houses a commercial kitchen, dietary/nurse/social worker offices, employee lounge/locker room, mechanical/electrical rooms, and oxygen storage space. The laundry room features an Aquawing Ozone laundry system, which uses a state-of-the-art ozone cleaning process that reduces water and energy consumption.
Pinkard conducted an intense preconstruction effort that included thorough constructability review and in-house BIM services, which held RFIs and change orders to well below the industry average for this size project. This thorough effort by Pinkard, in cooperation with Lantz-Boggio Architects, allowed the construction contingency to be minimized prior to final contract pricing.
Project funding was delayed by nearly two years, which caused a corresponding delay in the construction commencement. Pinkard not only overcame cost escalation that occurred during that period, but also helped create substantial savings through an intense value engineering process.
Because the facility was subject to licensing with Colorado Department of Public Health and Environment for Life Safety, we also worked closely with the assigned State inspector through courtesy inspections to ensure periodic feedback and acceptability for those specific life safety requirements.
